A closing calendar leaves little room for guesswork. Title companies and escrow teams in Franklin need a notary who confirms details early, treats every page with care, and reports back without being chased. That is the role I take on at Notary Force.

This page speaks to title companies, escrow officers, real estate attorneys, and lenders who want a direct line to one commissioned notary. Buyers and sellers searching for a signing agent can head to my Franklin real estate signing support page instead.
Why Title Teams Work Directly With One Notary
Signing services often assign an order to the first notary available, which adds layers between your team and the person holding the pen. Working directly keeps the conversation short. I am an NNA Certified Loan Signing Agent with 7+ years of notary experience, background screened, bonded and insured, and accepted by Fidelity National Title. Remote online notarization has been part of my practice since March 2020.
What I Confirm Before Every Signing
Preparation prevents most closing day trouble. Before an appointment, I confirm:
- Signer names, address, and appointment time
- Document type and package size
- Witness needs
- Acceptable forms of ID
- Return instructions for the completed package
I also want to know who to call when a document is missing or a signer has a question, so nothing waits on a guess.
Mobile, Online, or Hybrid Signings
Your team chooses the method that fits the file. A mobile appointment works well when the signer wants paper documents and in-person help, and I can meet at a home, office, hospital, or another agreed location. Remote online notarization may fit when the lender, title company, document type, and receiving party all accept electronic notarization. Files that mix electronic and paper pages call for a hybrid signing.
Tennessee sets firm rules for the online route. The Tennessee Secretary of State explains that an online notary needs a separate commission and a vendor supplying technology for identity proofing, credential analysis, the electronic certificate and seal, and storage of the audio-video recording. For a closer look at the process, my guide to how online notarization works in Tennessee walks through each step.
Where the Notary Role Ends
I verify identity, willingness, and awareness, then complete the notarial act. Legal advice, loan term explanations, and changes to the closing package are outside my role. Those questions stay with your title company, escrow officer, or attorney.
How to Send a Request
Details sent upfront keep the appointment on track. Include the signer count, location or remote need, document package, deadline, ID instructions, witness needs, and return instructions. Packages can go through my secure upload link, and the notary request form handles special instructions, multiple signers, and witness needs.
Title teams hold themselves to benchmarks such as ALTA’s Best Practices, which call for protecting nonpublic customer information. Secure document submission on my side supports that standard. An appointment is confirmed once I review availability and reply by text, phone, or email.
Where I Serve
I travel across Franklin, Cool Springs, Brentwood, Nashville, Spring Hill, Nolensville, College Grove, and Thompson’s Station, with remote online notarization available for eligible documents beyond that footprint. Files that run through a closing attorney in Brentwood have their own page on Brentwood closing-attorney coordination, and teams handling files across the county can read about Williamson County escrow coverage.
